The Verona Gardens Homes Association assessment “dues” cover the cost of trash services as well as for upkeep of the subdivision. Dues are assessed annually and are payable on June 1st of each calendar year. The current assessment is $365.00, but is subject to change on an annual basis.
The annual assessment should be addressed as part the real estate transaction and settled at closing. Home sellers/purchasers should work with their real estate and/or closing agent to verify their dues payment obligations.
Real Estate/Closing Agents should contact Young Management Group (YMG) for any needed documentation. Submit requests via the Report Neighborhood Issues link. Please provide as much detail as possible, including contact information.
SOLAR PANEL INSTALLATION
Approval is not needed from the Verona Gardens HOA. The basic information provided here is included for your convenience. Please direct any further inquiries to one of the contacts referenced below.
A permit is required for solar installations in the City of Leawood. While there is a list of approved solar panels in the City of Leawood, homeowners are allowed to propose a solar panel that is not on the list; however it will require approval from Planning. Planning will need a list of installations in the metro area where those panels have been installed to perform a site visit and grant approval. Jomy Puthumana, M.C.P. is the Leawood Solar Plans Examiner.
Below is the section in the Leawood Development Ordinance that pertains to roof top solar installations. Solar panel installations will also have to meet section 324 of the 2018 International Residential Code which is the adopted code in Leawood.
Planning can provide a sample of required drawings for a typical solar permit application if needed. Please send the full set of plans along with the application to [email protected] for review. An engineer’s report of adequacy of the roof structure to support solar panels is also required. Upon review and approval, a permit will be issued to commence installation of the solar system.
